Victoria Riverside Residential Development, Hunslet, Leeds

Beckwith Designs Associates have been appointed to give the historic features of the buildings a new lease of life, whilst creating 350 apartments of varying sizes and even deluxe rooftop penthouses to attract a more diverse surge of residents to the area.

BDA integrates the affluent historical foundations and features of the mill, such as the red brick exterior with stone details, and the fine Greek-style plasterwork to ceilings, with the modern-day housing requirements. The end product: a nonconventional innovative living space to accommodate Leeds’ growing market for deluxe city-based residency.

Hunslet Mill and Victoria Works, the former notably colossal in stature, derive back from 1842 and 1838 respectively where at the tail end of the Industrial Revolution it was occupied by 1,500 women reeling flax. In addition, the site has been home to blanket weavers, ironmongers, and tailors before becoming completely unused and left to crumble. In 1990 Marcus Machin and Francis Powell spoke of the mill as being the “only remaining building of architectural merit in an abandoned urban wilderness,” and yet no developer saw its residential worth.

Its role as a commercial building has been massively influential for the town of Hunslet in the last centuries; something which architect Tony Lupton hopes to continue in the new project. “It’s incredibly important to not only create new residential spaces but also to upcycle the grand, complex foundations at our disposal left by previous centuries.”
